Development & aging in place

Duplex and ADU projects designed for practical delivery.

The preliminary model may include duplex residences, accessory dwelling units where legally permitted, accessible or adaptable features, energy-efficient construction, and rental or homeownership opportunities.

Projects may be delivered in phases so each building can be completed and stabilized while planning and financing continue for later phases. All concepts remain subject to site control, zoning, subdivision, environmental review, design, financing, permits, and governmental approval.

Development pathway

A phased path from site to housing.

01

Site identification

Evaluate zoning, access, utilities, topography, environmental conditions, affordability, and housing capacity.

02

Feasibility & design

Coordinate survey, concept planning, due diligence, preliminary value, costs, and entitlement needs.

03

Capital strategy

Organize conventional, construction, gap, public, philanthropic, and Veteran-focused funding options.

04

Phased delivery

Complete, occupy, stabilize, and refinance each phase when appropriate before advancing later buildings.

Responsible collaboration

Working with qualified professionals and eligible partners.

Projects may be supported by licensed and certified professionals in appraisal, construction, architecture, engineering, surveying, inspection, environmental review, property management, lending, law, accounting, and regulatory compliance.

When a grant, loan, or housing program requires nonprofit participation, Grand Space Small Space may partner with an eligible nonprofit organization. The project structure, ownership, affordability commitments, resident eligibility, and responsibilities of each party will be documented for the applicable funding source.

Accountability

Important program safeguards

  • Fair-housing and nondiscrimination compliance
  • Income and occupancy verification when required
  • Affordability covenants or resale restrictions when required
  • Separate accounting and documented use of funds
  • Independent professional review and governmental approvals
A clearer next step

Build a fundable plan before pursuing capital.

A strong application begins with site control, concept plans, development capacity, documented need, a realistic budget, qualified partners, and a clear operating structure.
